South Torrance Real Estate is probably the most desirable area west of Hawthorne Blvd, with the exception of the Hollywood Riviera neighborhoods. South Torrance has the full variety of housing types: One and two story Single family houses, condominiums, Townhomes and rental apartments There are small and larger gated communities for all of the above housing types. Most of the single family Houses were built in the early fifties. Newer Larger Homes can be found throughout this area . A concentration of these larger newer homes can be found in the Seaside Ranchos area built on larger lots. Since vacant land is non-existent in this area of South Torrance the new homes in this area were built on existing properties.

South Torrance Geography

South Torrance topography is mostly flat but the area does have some hills in the Seaside Ranchos-  Vanderhill  Hill  area  and Warmside avenue area View properties only exist in the hilly areas.  The South Torrance area  butts up to the Hollywood Riviera on the west.

Most locations in Torrance originally required fill before housing tracts could be built due to poor drainage which filled with water after the winter rains. South Torrance is the area that has had the majority of soil problems  over the years because the fill was improperly installed, the former lake Walteria extended into this area. At the time of the land filling the developer used proper filling procedures, but soon after problems developed in the area due the expansive nature of the fill. The filling procedure was then considered  as  improper. The fill contained Adobe soil which expands with water. Major problems resulted such as walls and chimneys falling down, changes in the angle of flooring, doorways were distorted and more. Many homes were in such bad shape that they had to be completely torn down Since a large area was filled improperly filled there is little that can be done to solve the issue. Residents however have adjusted to this condition .

Despite this condition residents have learned the proper techniques  of controlling the situation. The areas remains a favorite for residents and new home buyers. Homes in this area are priced very favorably compared to other areas of the city.

South Torrance  is known to Real Estate Agents  As MLS area 129. It is bounded by Pacific Coast Highway on the south, Hawthorne Blvd  on the east, Sepulveda Blvd. On the East. The western boundary runs along Masseena Avenue and Susana Avenue  and along the Torrance city boundary.
